What we do
Affordable Conveyancing is a conveyancing quote and introduction service. When you request a quote, we pass your details, with your consent, to a conveyancing firm regulated by the SRA or licensed by the CLC. That firm gives you a fixed-fee, itemised quote and, if you choose to instruct it, acts for you. You can read the full process on our how it works page.
We are not a law firm. We don't carry out reserved legal work and we don't give legal advice.
Our aim
We think conveyancing should be clear and fairly priced, without being cheap in the wrong ways. A low headline fee is not good value if it leads to poor communication, hidden supplements or a firm that struggles with anything out of the ordinary.
So we focus on:
- Clear pricing: quotes that separate the legal fee, disbursements and VAT, so you can see what you're paying for.
- Regulated firms: introductions only to SRA-regulated or CLC-licensed conveyancers.
- Plain English: guides and updates you can understand without a legal background.
- No pressure: quotes are free and there's no obligation to go ahead.
Why we focus on unusual questions
Most moves involve at least one question that isn't covered in a standard checklist: a flying freehold, a missing building regulations certificate, leased solar panels, a coal mining report or a property that has never been registered. These are the issues that cause worry and delay.

Where we work
We cover residential and commercial property in England and Wales. Scotland and Northern Ireland have separate legal systems; Scotland, for example, uses a Home Report and concludes contracts through "missives". We don't currently arrange quotes for those jurisdictions.
How we write our guides
Our guides are general information, not legal advice. We research them using official and professional sources, check time-sensitive facts before publishing and update pages when the rules change. Our editorial policy explains our standards, including how we use AI-assisted drafting and how to report a mistake.
How we're paid
We may receive a fee from the conveyancer we introduce you to. If so, it will be disclosed to you in writing before you instruct them, and it does not change the quote you're given.
