Straight answers to awkward conveyancing questions
Most conveyancing websites cover the basics. Our guides tackle the specific problems that hold up real transactions – the questions people type into Google late at night when something has gone wrong.
Each guide explains what the issue means, what usually happens next and when to ask your conveyancer for advice.

Unusual property searches
Local risks that standard searches can miss
Depending on where the property is, your conveyancer may recommend extra searches – from historic mine workings in former coalfields to brine extraction in Cheshire or radon in parts of the South West.
We explain what each search looks for, where it matters and what a result actually means for your purchase.
Unusual searches explainedWhat is in a quote
Affordable should never mean unclear
Every quote separates the conveyancer's own fee from the costs they pay out on your behalf, so you can compare like with like.
Legal fee
The conveyancer's charge for the legal work. Fixed for the work described, with VAT added.
Disbursements
Third-party costs such as local, water and environmental searches, Land Registry fees and ID checks.
Tax
Stamp Duty Land Tax in England or Land Transaction Tax in Wales, paid by buyers where it applies.
Leasehold extras
Management pack and notice fees, which are set by the landlord or managing agent.
Common questions about our service
Are you a law firm?
No. Affordable Conveyancing is an introduction service. We match you with a regulated conveyancing firm – an SRA-regulated solicitor or a CLC-licensed conveyancer – who gives you a quote and, if you choose to go ahead, acts for you.
Is the quote really fixed?
The legal fee is fixed for the work described in the quote. Disbursements such as searches and Land Registry fees are listed separately. If something unusual comes up – a lease problem or missing paperwork, for example – the firm must tell you about any extra cost before doing the work.
Which areas do you cover?
We cover property in England and Wales. Scotland and Northern Ireland have different legal systems, so if your property is there you will need a firm that practises in that jurisdiction.
How quickly will I hear back?
We aim to reply on the next working day. Tell us your timescale in the form – for example if you have a mortgage offer deadline or a new build reservation date – and we will take it into account.
